A USD 1.3 billion waterfront district for Muscat designed by Zaha Hadid Architects, a marina, beaches, a canal walkway and a cultural quarter for a population of 64,500.

Al Khuwair Downtown is a state-led urban regeneration of 1.6 million square metres at the geographic heart of Muscat, led by the Ministry of Housing and Urban Planning and designed by Zaha Hadid Architects. It sits between the historic core, the coastline and the country's main infrastructure, and is one of three areas in Muscat designated for tall buildings.

The district is planned around four zones: a luxury marina and a sports marina, a recreational waterfront of beaches and sports facilities, a canal walkway and island, and a transit-oriented development connected to light rail, bus rapid transit, water taxis and cycle paths. The canal walk is a partly submerged corridor lined with shops and restaurants.

Of 2.08 million square metres of floor area, 1.1 million is residential: about 7,500 homes for 26,000 residents, alongside offices, six hotels with around 2,200 rooms, retail, healthcare and community space. The plan is delivered in phases as the infrastructure arrives, with a total investment value of 2.5 billion Omani rials.
